Uneducated sellers may think that an initially overpriced home for sale can easily be reduced later if it doesn't sell at the inflated price.

The reality of this thinking is that significantly overpriced homes in the current Dallas Texas area real estate market result in significantly lower showings. By the time the home's listing price is finally reduced once or twice to it's correct market value, it's been sitting stagnant on the market so long that prospective home buyers form a negative perception. "There is something wrong with this home."

Forming a subconscious negative first impression, the interested buyer then questions their real estate agent about how long the home has been on the market and why it hasn't sold. If they finally make an offer, it is too often well below the home's actual value.

Getting a low ball offer, after the mental and physical drain of keeping their home in show condition for an extended time, creates a stressful situation for both the seller and their real estate agent.
