The Town of Lakewood Village TX 75068 is zoned exclusively as a residential
single family home community located on the scenic north shores of Lewisville Lake.
There are no apartments, condominiums, duplexes or town homes;
only single family detached homes for sale in Lakewood Village.
Additionally, there are no commercial businesses or retail stores.
The homes in the town of Lakewood Village range from nice brick one story ranch homes to sprawling estate type multi-story luxury homes.
The first homes built, per the DCAD Denton County Central Appraisal District map of Lakewood Village, specifically P84 and P94, were in the 1960's and 1970's, predating the Lakewood Village incorporation as a town. These original homes were in the area near the current Lakewood Village Town Hall on Lakecrest Drive, Hillside Drive and Peninsula Drive. New home construction expanded in that area of Lakewood Village through the 1980s to present. The Shores of Lakewood Village homes are generally larger newer 2+ story homes built in the 1990's to present. Major streets in The Shores of Lakewood Village TX 75068 include Melody Lane, Stowe Lane and Carrie Lane.

New Construction Homes
Residential Home Growth Projections for the Town of Lakewood Village Texas are not fully planned with the town council as of this writing. Being a Realtor, not a surveyor, looking at a town map it appears a little less than half of the Town of Lakewood Village Texas is undeveloped tracts of land with prime real estate on or near Lewisville Lake. Many lake lots, lake view lots, etc. Location, Location, Location is an age old adage for a reason.
Take a quick look at the little map at the top of the page. See the grey area below Garza Lane? For the most part, that is the undeveloped area. Click on the HYB map button to see the Lake Contour.
Some of the undeveloped land is Garza Road frontage on the new Lewisville Lake Corridor Project, which may potentially change the "residential only zoning" to allow roadside businesses, providing tax support to the residential tax basis of the town.
In general, there are undeveloped multi-acre sections owned by private individuals and an 80+ acre section owned by LandPlan Development Corporation who apparently has future plans to build million dollar new construction homes utilizing custom builders. The LandPlan Development website currently does not list any information on Lakewood Village. However, if you look at Stonebriar Park, LandPlan's high end gated residential development in nearby Frisco Texas it isn't hard to guess what might be in Lakewood Village in Spring 2009 when the bridge opens.
Author's opinion is that current construction and or completion of the 14 mile, $220 Mil, Little Elm Texas to Lake Dallas Texas (I-35E) Lewisville Lake Corridor / Swisher Road / Garza Road / Eldorado Road / NTTA North Texas Tollway Bridge will be a significant factor determining when these tracts of land will be developed into residential homes and possibly some storefronts. Custom Home Builders
There are very distinct and different types of home builders in North Texas depending upon the subdivision. Until LandPlan or one of the private owners develops their areas, Custom Home Builders on individual lots are the current option.
During a recent visit to Lakewood Village, 3 new larger custom homes were observed under construction in the Shores of Lakewood Village Subdivision. Two of the 3 homes were Taylor Made Custom Homes.
Existing "On The Lake" Home Rebuilds
Prime Lewisville Lake "lakefront" and "lake view" lots are becoming scarce on Lewisville Lake. More Lewisville Lake home buyers are purchasing older single story ranch style homes "on the lake" with the future intent of a total rebuild, significant expansion, addition or major construction remodel.
Removing an older ranch home is commonplace on North Dallas suburban prime real estate lots, being replaced with custom larger brick and stone multi-story homes and estates. Many area custom new home builders provide this remove and replace service.

Home Buyers "Top Home Builder Questions" Answered
If I'm buying a new construction home, why should I use a Realtor? Won't the home cost me more if I use a Realtor? Won't the builder just discount the Realtor commission off the price if I go it alone?
Answer 1: There is no Texas requirement whatsoever for you to use a real estate agent or a Texas Realtor. Using a Good Local Realtor is a "win-win" situation for both the home buyer and home builder. There are many legal and personal stress related benefits to using a good Local Realtor. The builders we have worked with also have many reasons why they like working with a Good Local Realtor. Note we stress the adjectives "good" and "local".
Answer 2 part A: No, it will not cost you more. In Texas the commission paid to your Realtor comes from the MLS "existing home" seller or "new construction home" builder but per Texas Real Estate Laws and the Realtor code of ethics, your Realtor always represents you, their client. If they don't, they can loose their Texas license, their status as a Realtor and at a minimum, loose any referrals you might provide to them down the road.

Answer 3: No, reputable builders will not discount Realtor commission off of the price if you go it on your own. The Realtor expense is an expected and allocated marketing cost to all reputable home builders and they do not discount our commission to customers who choose not to be represented. Good Realtors earn their commission. Builders market to Realtors because we are their pipeline to customers. Realtors bring pre-approved clients to the builders and minimize frustrations for both their client and the builder.
