Legends Homes and Real Estate Market Overview
The Legends Subdivision in The Colony Texas is located just north of the Hwy 121 Corridor Toll road providing an excellent commute location for all home owners. The Legends Subdivision home construction began in 1999, and by 2003 The Legends was a completed community consisting of 1,759 homes. The Legends are one and two story single family homes with 2 or 3 car garages. There are no townhomes, duplexes or apartments. All homes in the Legends are brick and built on a slab foundation (no basements). Legends offers a community pool and playgrounds for Legends Homeowner families and many common areas full of trails, winding walkways and beautiful landscaping.
The Legends, as a Whole Subdivision, experienced only a slight downturn in the Average $$ Home Sold Price during the National Mortgage Market Housing Crisis. I personally researched and created the table below to show you the true Rock Solid Home Investment in The Legends, The Colony, TX. No Hype. The Average Home Sold Price in 2006 (before September 2007 Crash) was $191,557. The 2007 Average $ Legends Home Sale ended higher than 2006 at $193,616. Then 2008 also ended HIGHER than 2006 Legends $ Average. Remember 2008 was the WORST Home Sales Prices in the Nation (Doom and Gloom) and the Legends Subdivision remained steadfast. Legends Community Pool
The Legends Subdivision has a nice, large Community Pool located at 5740 Alister Lane, The Colony, TX 75056. Legends Pool Hours are 6:00 am - 10:00 pm. The Pool Opens March 28, 2009 and Closes November 1, 2009. The pool is a private facility open to members of The Legends Texas Homeowners Association and their accompanied guests only. The Legends Homeowners Pool Card is required for entrance.
Legends HOA, The Colony Texas
The Legends has a MANDATORY HOA Home Owners Association costing $400 annually. This means that if you buy a home in the Legends, you agree to follow the Legends HOA Covenants, Conditions and Restrictions.
Things you must know about the Legends HOA BEFORE buying a home:
Only Residential Use - All Legends homes / lots shall be for residential purposes only.
Only Single Family Use - Each home in the Legends may be occupied by only one (1) Family OR no more than two unrelated persons living together as a single housing unit.
The 2 to 3 Car Garage must remain as a usable Garage - no Garage Conversions Allowed. No Carports Allowed.
No Temporary Dwelling, Shop, Trailer or Mobile Home of Any Kind in the Legends subdivision. Allowed are children's playhouses, dog houses, greenhouses, gazebos.
No Boat, Marine Craft, RV, Travel Trailer, Motor Home, Camper or similar vehicle can be parked in the driveway or front yard of any home in the Legends. No parking on Legends public streets either. Only Allowed parked in your home's back yard if completely concealed from public view.
No Big Trucks Allowed. Trucks over 1 Ton or with PAINTED Advertisement shall not be permitted to park overnight within the Legends Subdivision, including in your home's driveway.
Max Four Family Pets. Animals are not to be raised, bred or kept for commercial purposes or for food.
You Can't Be Obnoxious! Section 19 Legends HOA Covenants states that No noxious or offensive activity shall be undertaken within the Legends Subdivision nor shall anything be done which is or may become an annoyance or nuisance to the Legends neighborhood. I wonder how teenagers survive in the Legends?
