The Ridgepointe Subdivision in The Colony Texas is on the shores of Lewisville Lake and has 558 one and two story single family homes. There are no townhomes, duplexes or apartments. All homes in Ridgepointe are brick and built on a slab foundation (no basements).
How big is your perfect yard? A majority of the Ridgepointe Homes Lot Sizes are "good sized" compared to the average subdivision lot. The Average Ridgepointe Lot Size is 0.192 Acres. The Median Lot Size is 0.172 Acres. There is a wide range from a small 0.1184 acres to the largest lot at 0.971 acres so no matter what kind of yard you desire, there's a perfect one for you in Ridgepointe. Do you want a traditional suburban backyard with a tall wood fence between you and the neighbors? It's here. Or do you want a backyard that backs up to the woods? It's here. Or how about your backyard on Lake Lewisville? Yes, it's here in Ridgepointe.
Location, location, location. Realty is, Ridgepointe in The Colony TX is an excellent commute location. It's a 3 minute straight shot down Standridge Drive to Hwy 121 Tollway. You miss all of the Main Street traffic.
The Ridgepointe HOA
The Ridgepointe HOA is a bit unusual as it only covers 113 of the 558 homes. Allow me to explain. Ridgepointe was built in 5 phases over time. Ridgepointe Phase 1 was developed and built by Centex Homes and they created a mandatory HOA. Ridgepointe Phase 1 Plat includes 113 homes, all in the Ridgepointe HOA. Then Centex decided to stop building homes in Ridgepointe and sell the remaining 4 phases of the development to other Home Builders. With the selling of the rest of the phases, Centex did not require the new developers to participate the RHOA.
So, these remaining building phases (2 - 5) are not in the Ridgepointe HOA.
The Ridgepointe HOA dues are only charged to the 113 homes in ph 1. Since the RHOA's inception in 1994 the annual dues were set at $240 (So a maximum of $20 extra per month). While there are guidelines/bylaws to increase the annual dues (if needed) the RPHOA has been able to contain costs and has not had to raise the annual assessment. Plus since 1998 has given members a rebate on the current annual assessment.
The Ridgepointe HOA's most important impact is probably their outstanding Crime Watch Program (even though The Colony TX is known for it's low crime rate). In addition, the HOA hosts an annual Neighborhood BBQ, National Night out and maintains much of the common areas which include the entrances off of Main St/423 and the neighborhood wall. Also from Memorial day to Labor day the RPHOA shows their patriotism by placing and maintaining US Flags on every light post in Phase 1 of Ridgepointe.
