Between 2005 and 2007 Park Avenue Custom Homes built out many remaining SP Northshore lots with prices ranging from $325K to $600K+ which increased the $ Average Home Sold Price for both 2006 and 2007. Thus the 2008 and YTD 2009 Average Sold Data shows a dramatic decrease from 2007, before the real estate market crashed in Fall 2007. Yes, right now is a good time to buy a home in Stewart Peninsula.

Home Owners Associations of Stewart Peninsula
If you are a homeowner who does not like Restrictions then you really need to do some HOA research BEFORE deciding if you want to live in Stewart Peninsula Subdivision.
There are TWO homeowners associations in Stewart Peninsula Subdivision. The smaller HOA is Stewart Peninsula Southshore Homeowners Association. The larger HOA is simply Stewart Peninsula Homeowners Association. Click on either to open up the HOA Websites.
Both HOA's have ACC's or Architectural Control Committees.
The larger SP HOA has it's Declarations of Covenants and Restrictions accessible as a PDF on their website. The Bad News is that it is 92 pages and is frustrating to skim through.
The smaller Southshore HOA Declarations of Covenants and Restrictions is a PDF on their website and it's only 50 pages.
